How often should a Florida home be pressure washed?

Most Lee County homes need a full exterior wash once every 12 to 18 months. North-facing walls, homes under oak or pine trees, and properties near water often need it every 9 to 12 months because algae and mildew return faster. Roofs typically go 2 to 4 years between soft washes, and pool cages should be cleaned once a year.

Is soft washing safe for tile roofs?

Yes, and it is the method most tile manufacturers recommend. We clean at 100 to 150 PSI, roughly garden-hose pressure, so no water is forced under tiles or into the underlayment. High-pressure washing is what cracks tiles, displaces the field and voids roofing warranties, which is why we never use it on a roof.

What causes the black streaks on my roof and walls?

In Florida it is usually gloeocapsa magma, an algae that feeds on limestone fillers in asphalt shingles and tile, plus mildew on stucco and soffits. It spreads by airborne spores and holds moisture against the surface. Soft washing kills the organism and rinses the staining away, so the surface stays clean longer than it would after a plain rinse.

Do you use high pressure on pavers or pool decks?

We use controlled pressure with the correct tip and distance, not maximum PSI. On pavers that means avoiding the joint sand being blasted out, and on travertine or shellstone we reduce pressure further. If sand needs replacing after cleaning, we tell you before the job so there are no surprises — we also clean and restore the sand where needed, but we do not seal surfaces.

How much does pressure washing cost in North Fort Myers?

House washing starts around $350, roof soft washing from $450, driveway cleaning from $175, and pool deck or cage cleaning from $250. Pricing depends on square footage, surface condition and access, and every quote is flat-rate and confirmed in writing before we begin. Quotes are free.

Do I need to be home during the service?

Not necessarily. Many customers leave a spigot accessible and let us work while they are out. We send a text when we arrive and again when we finish, with photos of the completed work. If you would rather walk the property together, we are happy to schedule around you.

Will the cleaning help with an HOA violation letter?

Yes. Mildew-stained walls, dirty driveways and black-streaked roofs are among the most common HOA courtesy letters in Lee County. We can provide before-and-after photos and a service summary you can forward to your community association to show the issue has been resolved.

How long does a typical job take?

A single-family house wash usually takes 2 to 3 hours, a roof soft wash 1.5 to 2.5 hours, a driveway 45 to 90 minutes, and a pool cage or lanai 1.5 to 2 hours. Bundling services in one visit is more efficient and cheaper than booking them separately.

North Fort Myers Pressure Washing FAQs

The questions we answer on nearly every estimate call, in plain language.

No. Plants are pre-wetted with fresh water before any solution is applied, sensitive shrubs and flowers are covered where needed, and everything is rinsed again with clean water at the end of the service. Sodium hypochlorite breaks down quickly and, at the dilution we use, it does not harm turf or established plantings when it is managed correctly.
